The concrete slab is the first thing an inspector looks at. Years of forklift traffic leave rubber tyre marks, oil and hydraulic-fluid stains and ingrained grime. The single most important thing about a make good is that the cleaning is measured against the lease, not against a generic idea of clean. We start by looking at your make good clause and, where available, the condition report or photos from when you took occupancy, so the target is clear and defensible.
We then map the clean to those requirements and quote against them line by line. The clean usually has to happen after your fit-out and stock are gone but before the lease end date and the landlord's inspection – a narrow window with penalties on the far side of it.
